Plumbing notes for Anaheim

Anaheim began in 1857 as a farming colony and incorporated in 1876. The Colony District around downtown keeps that historic core. West Anaheim filled with tract houses in the 1950s and 1960s, and on the east side Anaheim Hills was built up from the 1970s on, across the slopes beside the 91 freeway. The city borders Placentia, Yorba Linda, Fullerton, Buena Park, Orange, Garden Grove, Stanton and Cypress.

No place with a page on this site comes near Anaheim in size. The ACS 2024 5-year estimates count about 110,700 housing units, with a median build year of 1973. Sixty-five percent are older than 1980, and just 41 percent are single-family detached houses; most of the rest are apartments and condos, where one drain stack can serve a whole column of units and a leak gets traced to the unit it starts in before any ceiling or wall is cut.

The plumbing changes with the neighborhood. In the Colony District and across West Anaheim, older houses still run on galvanized or early copper for water, with cast iron drains and a clay lateral to the street, so the usual calls are corroded pipe, slab leaks, roots in the lateral and repipes. Anaheim Hills is newer and higher. Its houses date from the 1970s on, and on the hillside streets the pressure coming off the main can run high enough to wear out regulators and strain water heaters, valves and fixtures.

Anaheim Public Utilities, owned by the city, supplies the water. The private lateral, which takes the house's waste out to the city sewer, is the property owner's to maintain. Permits for repipes, water heaters, gas lines and sewer laterals come from the City of Anaheim, and each one is filed before the job and closed after the city inspection. Because the city is so long, the location that responds depends on the address: Orange is nearest on the map, Fullerton and Brea follow, and our 24-hour emergency response comes from whichever is closest to you.

Anaheim borders Placentia, Yorba Linda, Buena Park, Orange, Fullerton, Garden Grove, Stanton and Cypress. Those cities are on our list too, and their calls are routed to whichever location sits nearest the street. Somebody picks up at every hour, the leak or blockage is traced to its source before any drywall or flooring comes up, and the plumber starts once you have signed the written estimate.

From the Census

Anaheim housing: its age and its type

  • 1973Median year built
  • 65%Built before 1980
  • 41%Detached single-family
  • 110,705Housing units

Homes built before 1980 make up 65 percent of Anaheim housing, so a 1960s house can sit a block from one built in the 1990s. The first group generally has copper or galvanized supply pipe feeding the fixtures and cast iron or clay carrying waste away; the second moved to copper or PEX and to plastic drains. One symptom can come from different causes two doors apart, so a problem that returns is followed back to where it begins before anything is priced.

In Anaheim, 41 percent of homes stand alone on their own lots. Condos, townhomes and apartments make up the rest, many under an HOA, where shared walls and a common drain stack mean we find which unit a leak starts in before anything gets opened.

From call to repair

Four steps from the first ring to a finished job

  1. 1

    Ring the line

Call, or leave the form on this site. Whether it is noon or 3 a.m., the voice that picks up belongs to a person.

  2. 2

    Agree on a visit

The appointment time is yours to choose. Water still on the move turns the booking into an emergency.

  3. 3

    Diagnosis on paper

Once the plumber has found the failure, the price goes down in writing. No wall comes open and no part is swapped before your yes.

  4. 4

    Proof, then cleanup

The fix is run in front of you, the floor gets wiped, and the worn parts go out with the plumber.

Questions and answers

Anaheim plumbing questions

Is the plumber for my Anaheim address sent from Orange, Fullerton or Brea?
From whichever of those three locations is closest to your street. Anaheim stretches from West Anaheim to Anaheim Hills, so the answer varies. Measured across the whole city, Orange is the nearest of our 10 on the map, Fullerton is second and Brea third. You dial one number for all three.
Water is coming through the ceiling of my Anaheim condo. What happens first?
Close the shutoff for your unit if you can reach it, then call. In a building with shared walls and drain stacks the water may be coming from the home above yours or from a pipe shared by the whole building, and the plumber finds the source before opening anything. If the pipe turns out to serve the building, the HOA or the property owner is brought in before the repair goes ahead.
Who supplies Anaheim's water, and who issues the permits?
Anaheim Public Utilities, the city's own utility, supplies the water. Permits for a repipe, a new water heater, a gas line or a sewer lateral are issued by the City of Anaheim. The permit is filed first and closed only when the city inspector passes the work.

A leak right now

The phone is picked up at any hour, all year.

Before anything else, close the main valve. Many Brea houses have it at the spot where the supply pipe comes into the house; in others it is in the curbside meter box. After that, phone us and stay on the line for next steps while the nearest location gets a plumber moving toward you.
